Hotels In Pratunam - Bangkok's Watergate Hotels By The Saen Saab

Hotels in Pratunam are the Bangkok hotels located near the bustling Pratunam market, an old sluice gate and a canal, dug more than 150 years ago, giving the area a long and interesting history.

The area is called Pratunam (or watergate in Thai) after the sluice gate in the canal nearby, Klong Saen Saap or Saen Saap canal, which passes south of the Pratunam junction.

The Saen Saap canal has an important place in the history of the canals in Bangkok. During the reign of King Rama III (1824 - 1851), Chinese laborers dug the canal to transport troops to the east in anticipation of an impending war with Vietnam. Back then, it was faster to move troops by water than overland. The canal was completed but war didn't break out.

The Saen Saap canal starts from the Maharak Canal near the defensive rings of canals around the old Ratanakosin and extents all the way to the eastern province of Chachoengsao, 80 km away.

Today, Pratunam is a bustling market selling a wide a variety of electronic goods, fabrics and clothing and the pedestrian ways are cramped with street vendors and shoppers. The wholesale dealers are favorites with bargain hunters, both Thai and foreign.

The roads in the Pratunam area are virtually choked with traffic all day round. With the completion of the Platinum Shopping Complex and Condominium, the traffic situation in Pratunam could only get worse.

From the Bo Bae market pier, the Saen Saap canal runs eastwards just of south of Petchaburi Road. Just before Ramkhamhaeng Road, the canal branches off, one branch turns north-east along Ramkhamkaeng Road, pass Bang Kapi; the other turns south and south-east to Lat Krabang. The canal covers 50 km within Bangkok, almost the entire width of the city.

The Saen Saap canal boat service still serves as a convenient way for residents living along the canal to beat the traffic jams and get to school and work on time.

There are 17 Bangkok hotels at or near the Pratunam junction. Some of the hotels in Pratunam have adopted this well-known name, like Amari Watergate Hotel, Grand Diamond Pratunam Hotel and Pratunam Park Hotel. The 88-story Baiyoke Sky Hotel still holds the record as the tallest hotel in Thailand.

There are ample budget hotels in the area for the budget traveler, priced at US$30 or less. Some like the Pj Watergate have also cashed in on the "watergate" label. Others prefer names like Bangkok City Inn and White Palace Hotel to hide their humble origins. The Ibis Siam Hotel is part of the economy chain of the Accor international hotel group.

The Saen Saab Canal is one of the few canals in Bangkok that has survived the tide of road expansion, unlike other canals in the city which have been filled up.

Today, this old canal continues to flow past the busy hotels in Pratunam and the busy market, carrying boatloads of commuters to work and school, a legacy of the efforts of the thousands of Chinese laborers, in the mid 1800s, who toiled to make it possible.

Martial Arts in Bangkok Thailand

After watching a Muay Thai kickboxing tournament in Bangkok, Thailand, I decided to search for a training center and try out the sport myself. Since I had a black belt in Tae Kwon Do and Judo, I had the mistaken belief that Muay Thai would be easy. After a two hour session, my ribs were bruised, I'd lost about six pounds from sweating, and I could barely kick the pad that the instructor held in front of me.

Muay Thai kickboxing competitions start out with the competitors walking into the arena accompanied by the uniquely Asian sounds of a small band beating drums and playing handheld wind instruments. The opponents each enter the ring and proceed to do a traditional dance to honor the sport and the history of Thailand. After taking off their stylish robes and ornamental headbands, they face each other, wait for the referee to begin the match, and then proceed to fight with punches, kicks, and brutal knee attacks. Each school in the Bangkok area regularly enters competitors into weekly fights so they can gain experience for the much larger national and International tournaments held throughout the year. Because the daily pay for a Thai worker averages $2 and the reward money of winning at a large tournament are so high, the competition between fighters is fierce.

I was backpacking through Thailand at the time, so naturally I stayed in the Khao San Road area with all the other travelers from around the world. Finding a training center was as easy as walking down the little side streets and keeping a look out for heavy bags and gym related equipment. It wasn't long before I stumbled upon a small Kickboxing center. Since the gym was located in the Bangkok district, where most foreign travelers stay, the head coach spoke some English and was used to people dropping in for a day class. The cost was $5 for as long as I wanted to train that day; which turned out to be two hours.

We started the class by individually stretching and doing some cardiovascular for warm-up; this was different than the Martial Arts classes that I had attended in America because we did all the stretching and warming-up as a group. After everyone was feeling good and awake, we broke off into pairs and went to the different stations that were set up around the gym. These included; working on actual sparring inside the ring with the instructor, more cardiovascular areas like a stationary bike and jump rope, heavy bag punching, a speed bag, and also an area where one person would hold a large two-handed pad while the other trainee would practice knee attacks.

I had a great experience training there and ended up going back quite a few times over the next three weeks. However, I never felt comfortable enough with the sport to actually try out a weekly tournament. There are some local competitions in Bangkok that allow foreigners to fight, but you have to be sponsored by a local coach, and the only way to receive that blessing is to find a gym and train there for awhile.

Slowdown in Bangkok Office Market

The Bangkok office market experienced a slowdown in the first quarter of 2007. The reason for this lull is due to limited leasing activity and companies putting expansion plans on hold as political and economic uncertainties persist.

"The impact of the political uncertainty on the Thai economy has caused the country's GDP forecasts to be revised downwards to 3.0-3.5% compared to the previous forecast of 4.0-4.5% following a decline in consumption and private investment," said Suphin Mechuchep, managing director of Jones Lang LaSalle Thailand. "The impact is also being felt by the Bangkok office sector which has seen lower levels of new demand."

Companies have a major concern over the softening economic outlook and foreign businesses are also worried about the proposed FBA revisions. All these issues have discouraged both local and multinational companies to expand this year, resulting in a slower growth of demand for office space.

Jones Lang LaSalle says it's hard to predict to what extent the Bangkok office market will be affected by the current conditions. Optimistically, if the new economic stimulus measures launched by the government are successful, the FBA proposed revisions are more efficiently communicated to foreign businesses, and the new election takes place as scheduled, investor confidence may recover and the Bangkok office sector would benefit.

Caroline Murphy, head of Markets at Jones Lang LaSalle, commented: "Leasing activity in the Bangkok office market over the first quarter of this year was slow with lease renewals making up the majority of transactions in the market. Demand for office space from newly established companies has been limited with a "wait and see" attitude becoming increasingly more common."

In Jones Lang LaSalle's latest study, the average vacancy rate of office space in Bangkok's Central Business District (CBD) fell from 12.9% in January to 11.4% in April. This is mainly because 16,500 sqm of office space in Thai Wah Tower II was converted for hotel use and consequently its tenants relocated to other office buildings. No new supply was completed in the CBD over the quarter.

The average rent of Grade A office premises in the CBD rose marginally from Bt660 per sqm per month in January to Bt666 per sqm per month in April. The less favourable trade conditions and a slower growth of demand for office space have caused landlords to become less aggressive in raising rental rates so existing tenants do not relocate.

Rental increases for the rest of the year are expected to be minimal in anticipation of new supply at the latter half of the year and in 2008.

"Hopefully, economic stimulus measures and anticipation of improved sentiment following the general election scheduled for December 2007 will provide impetus for office demand in the next twelve months. Otherwise the office market may experience increased vacancy rates and downward pressure on rental rates as a significant amount of new supply is planned for completion late 2007 and early 2008," said Ms. Murphy.

Total office supply stock in Bangkok stood at 7.4 million sqm as at April 2007. Four new office developments with 139,500 sqm of combined lettable space are scheduled for completion in 2007 with Athenee Tower (45,000 sqm) being the only project located in the CBD area.

Tat Hueang Waterfall of Thailand
